How to Rent a Studio for 1 Semester (4–6 Months) Near Korea University, Kyung Hee & HUFS

A practical guide to matching your housing contract to your study dates in Anam, Jegi-dong, Jongam, Hoegi, Imun-dong and Hwigyeong-dong.

Quick answer: A four- or six-month studio lease may be available near Korea University, Kyung Hee University’s Seoul Campus and HUFS’s Seoul Campus when the landlord accepts your dates. Availability, deposit, furnishings and total costs must be confirmed for each property. A one-year contract requiring a replacement tenant is a different arrangement: it does not guarantee release after one semester. Start planning early, compare confirmed vacancies as your arrival approaches, and put the agreed end date and move-out conditions in writing.

1. Why one-semester housing feels confusing

Exchange students may need roughly four months, while two language-school terms can require around six months including breaks. Neither fits every advertised lease. A room listed for a year is not automatically available for a shorter stay, and a landlord’s willingness to discuss dates is not confirmation.

Korean housing law also distinguishes an agreed short term from clearly temporary use. Under Article 4 of the Housing Lease Protection Act, a covered lease shorter than two years is generally treated as two years, but the tenant may assert the shorter agreed period. Article 11 excludes leases clearly made for temporary use; a short duration or the label ‘short-term’ alone does not settle that question. Check the actual arrangement before relying on either rule. [1] [2]

2. Compare four housing options

Request a quote for your exact dates. General price bands can hide different room sizes, occupants, utility charges and booking conditions.

2. Compare four housing options
Option Privacy and facilities Costs to compare Main trade-off
Student studio / officetel Private room; check bathroom, kitchen and furnishings individually. Deposit, rent, maintenance, utilities and one-time charges. Independent living, but the owner must accept your dates.
University residence Single or shared rooms; bathroom and cooking facilities vary. Official fee for the permitted stay, meals and any extra nights. Eligibility, allocation and check-in dates may limit access.
Goshiwon / goshitel Compact rooms; bathroom may be private or shared, with shared facilities. Room fee, deposit if any, included utilities and minimum stay. Can suit a smaller upfront budget; inspect window, space and facilities.
Co-living / short-stay platform Private or shared accommodation, depending on the product. Final checkout price, service fees, cleaning, deposit and cancellation terms. Booking convenience varies; compare the complete quote.

Do not assume every dormitory has a curfew or prohibits in-room cooking. Rules differ by residence; Kyung Hee IIE’s published accommodation includes rooms where cooking is permitted. Check the residence assigned to your program. [12] [13]

3. Three contract routes for a four- to six-month stay

Match your stay to the contract
A

Fixed short-term lease

4 or 6 months

Write the owner-approved start and end dates into the lease.

B

Stay across two terms

6-month proposal

Include teaching, breaks and departure; confirm actual dates.

C

One year, with early-release terms

12-month contract

Check replacement requirements, owner consent and release conditions.

Moving out does not automatically end the lease or rent obligation.

Path A: A fixed four- or six-month lease

Ask whether the landlord accepts your exact start and end dates. Record both dates, rent, deposit, maintenance, notice requirements and settlement arrangements in the signed contract. Obtain a written quote for any short-term price adjustment; there is no universal premium. The agreed deposit-return arrangements require the same checks as a longer lease and are not a guarantee against delay.

Path B: A six-month stay spanning two terms

A six-month proposal may fit some owners’ vacancy schedules, but it is not automatically easier or cheaper. Language students should include orientation, breaks and departure days when calculating dates. Do not assume every program starts in February or August, or that two teaching terms equal exactly six calendar months.

Path C: A one-year lease with written early-release conditions

This carries a different risk. Moving out early does not itself end the payment obligation: rent may continue until the lease legally ends or the landlord agrees to release you. Finding a prospective replacement does not automatically transfer the lease; the landlord’s consent and the agreed release conditions matter. [3]

  • Specify how much notice is required and how it must be delivered.
  • State whether release depends on a replacement signing, paying or moving in.
  • Agree who handles viewings, any brokerage charge, cleaning and deposit settlement.
  • Ask what happens if no replacement is found by your flight date.

A departing tenant’s payment of the landlord’s replacement brokerage fee is not an automatic legal obligation in every early-move-out case. Check the agreement and applicable circumstances. Read our brokerage-fee guide. If you need a definite departure date, prioritise a contract whose agreed end date matches your stay and whose release is not conditional on finding a replacement.

4. Four-month budget: deposit versus spending

A security deposit is money tied up during the tenancy, separate from non-refundable spending. It is repayable at the end of the tenancy, subject to lawful deductions; actual recovery can be delayed or incomplete. [17] Do not treat return on your flight date as guaranteed. Consider transfer fees, exchange-rate changes and a reserve for unexpected costs.

Illustration only: these are chosen budgeting assumptions, not current market averages, an available listing or a legal brokerage quote.

4. Four-month budget: deposit versus spending
Example studio cost Calculation
Rent KRW 600,000 × 4 = KRW 2,400,000
Maintenance KRW 80,000 × 4 = KRW 320,000
Usage utilities Assumed KRW 60,000 × 4 = KRW 240,000
One-time brokerage Assumed KRW 250,000
Move-out cleaning Assumed KRW 150,000
Illustrated spending KRW 3,360,000
Separate deposit Assumed KRW 5,000,000

A platform quote of KRW 1,500,000 per month totals KRW 6,000,000 over four months before any additional platform-side costs. The arithmetic difference from this studio example is KRW 2,640,000, not a promised saving. Compare equivalent dates, occupancy and facilities, and add each option’s actual utilities, taxes, service fees, cleaning, bedding and other extras. Confirm whether the brokerage quote includes applicable VAT.

5. Plan around your academic program

Separate early planning from booking a particular room. Contacting us two or three months ahead helps clarify budget and location; confirmed vacancies may emerge closer to arrival. A three- to five-week search window is a planning suggestion, not a promise of the widest choice.

Plan your room search in three steps
  1. Plan early

Calendar, stay dates, budget and teaching location.

  2. Compare confirmed vacancies

Recheck dates and terms as arrival approaches.

  3. Check, then sign

Room, owner, full costs and exit conditions.

Calendars and vacancies vary. An early enquiry does not guarantee a particular room.

5. Plan around your academic program
Program Dates to cover Planning action
Spring exchange Classes commonly March–June, plus arrival and departure days. Start planning in January or earlier; follow your actual university calendar.
Fall exchange Classes commonly September–December, plus extra days. Start planning in July or earlier; confirm orientation before booking.
KU KLC / Kyung Hee IIE / HUFS Korean Regular terms have 10 teaching weeks; breaks and orientation extend housing needs. Check your school’s calendar and compare a one-term or consecutive-term stay.
KU ISC / IWC ISC: four or six weeks. IWC: three or four weeks. Compare residence and short-stay options early, including extra nights.

The language centers publish different dates, generally with regular terms beginning in March, June, September and December. Use the current official calendars: KU KLC [7], Kyung Hee IIE [8] and HUFS [9]. Check KU ISC [10] and KU IWC [11] separately. Finalise only after the property, dates and contract checks are complete.

6. Choose a neighbourhood for your actual classroom

Measure the route from the property entrance to your teaching building. Subway distance alone misses campus gates, hills, crossings and long internal walks. This guide covers the universities’ Seoul campuses.

Check the walk to your classroom, not only the distance to a station. Concept illustration, not a real listing photo, floor plan or route map. Confirm the actual facilities and procedures.
  • Anam-dong: compare the route toward KU’s science, engineering or medical buildings and Anam Station. The Science Library is in the science-campus area, not a reason to assume a Jongam address is closest. [14]
  • Jegi-dong: distinguish properties near the KU boundary from those closer to Jegi-dong Station. Neither the name nor station proximity guarantees a short, flat campus walk.
  • Jongam-dong: check the particular KU entrance and building you will use. Compare the actual route, elevation and transport options.
  • Hoegi, Imun and Hwigyeong: compare properties for Kyung Hee Seoul or HUFS Seoul, with the exact classroom destination. Do not use this area guide for a program assigned to a Yongin campus.

KU KLC students: the center lists its address at 41 Bugaksan-ro 27-gil, Korean Education Building. Confirm your teaching location rather than substituting KU’s main gate. [7] Our Korea University housing guide helps you compare the broader search.

7. Five checks before paying a deposit

Three scenes show document review, photographing an existing wall mark, and checking paperwork at an administrative counter
Review documents → record the room → complete the applicable reports. Concept illustration, not a real listing photo, floor plan or route map. Confirm the actual facilities and procedures.
  1. Verify ownership, authority and the property. Compare the landlord’s identity with a recent real-estate register. If someone signs or receives money on the owner’s behalf, verify their authority. Review registered rights and the building ledger’s use and violation information; seeing a document does not itself prove the deposit is safe.
  2. Write down every cost and exit condition. Confirm rent, maintenance inclusions, separate utilities, brokerage, cleaning, deposit deductions and the agreed end date. Obtain the itemised quote before transferring money.
  3. Inspect the actual room. Use available 360° views and walkthroughs, and ask when they were recorded. Check windows, ventilation, damp, noise, furnishings and the floor plan. Request a live viewing or consultation when needed; media cannot confirm every condition.
  4. Record the starting condition. Photograph existing marks before moving belongings in. Test the boiler, air conditioner, appliances and door lock, and share a dated inventory with the landlord. Use our move-in checklist.
  5. Complete the correct registrations and reports. These are separate procedures with different deadlines; keep confirmation records.
  • Address changes: registered foreigners generally must report a change of place of stay within 15 days of moving. Foreign-national Koreans using domestic residence reporting generally have a 14-day change deadline. Confirm the procedure for your status. [5] [16]
  • First foreigner registration: foreigners required to register for a stay exceeding 90 days generally must apply within 90 days of entry. Do not wait for the physical residence card before taking the required registration steps. Status-specific rules may differ. [6]
  • Housing lease reporting: reportable Seoul residential leases with a deposit over KRW 60 million or monthly rent over KRW 300,000 generally require reporting within 30 days of contract conclusion. Check whether your particular short stay is reportable. Submitting the lease agreement with the report can provide a fixed date. [4]
  • Deposit protection: a fixed date alone is not complete protection. Possession and the legally required address or residence registration also matter; priority depends on the facts and competing rights. Read the deposit-protection guide. [15]

Frequently asked questions

Can I arrange a studio before receiving my residence card or Korean phone number?

A lease may be signed using passport identification before a residence card is issued, subject to identity checks and the landlord’s requirements. Ask whether remote signing is accepted. WhatsApp or email can support initial discussions, but contracting does not replace immigration registration. Confirm required documents, payment details and registration steps before paying.

Are four- or six-month studios furnished?

Check each room. ‘Full-option’ does not guarantee a bed, mattress, desk, chair or wardrobe. Confirm appliances and furniture separately in a written inventory. Ask about bedding, towels, cookware and the Wi-Fi router, and whether replacements or rentals cost extra.

How do I pay and settle electricity, gas and other utilities?

Confirm which services are included in maintenance and which are billed separately. Payment and final settlement depend on the supplier and building’s metering arrangement. Before departure, arrange meter readings, closing bills or an agreed documented estimate with the landlord and supplier. Final billing may not be available immediately; record how any later adjustment and deposit balance will be handled.

Should I book temporary accommodation and find a studio after arrival?

A short temporary stay can give you time for in-person viewings. Budget for its cost and the possibility that a suitable semester lease is unavailable. Alternatively, review current listings and arrange checks before arrival. Neither approach guarantees a room; choose according to your flexibility, budget and confidence in the verified contract.

Can two exchange students share a two-room apartment for one semester?

Possibly, if the landlord accepts two occupants and your dates. Confirm two separate bedrooms if each person needs one: a ‘two-room’ label alone does not establish the layout. Put occupants, payment responsibilities, deposit-return arrangements and any early departure in writing. Compare the full per-person cost rather than assuming it will beat two individual rooms.
